UM, I'M GONNA START OUT, FOLLOW UP TO OUR MOMENT OF SILENCE.

WHEN WE WALKED IN THE BUILDING, YOU MIGHT HAVE SEEN OUR MEMORIAL OUT IN FRONT.

THAT'S FROM OUR VETERANS DEPARTMENT, HONORING ALL THE FOLKS THAT THEY HAVE PROVIDED SERVICES TO THAT WE HAVE LOST THIS YEAR.

SO WE THOUGHT IT WAS VERY FITTING SINCE WE HAVE SUCH A LARGE PROGRAM AND PROVIDE SERVICE.

UH, NOW I'M VETERANS DIRECTED FIVE 70 VETERANS, SO WE'RE HONORING THE ONES THAT WE HAVE HELPED AND WE'RE OUR CLIENTS AND THAT WE LOST.

SO THAT IS OUR MEMORIAL AND IT WILL BE UP THROUGH WEEKEND.

UM, WHEN WE GET TO OUR STAFFING UPDATES UP.

PLEASED INFORM YOU ALL THAT.

UH, JULIO HAS NOW ASSUMED ALL THE DUTIES AS CFO.

CFO, AND OF COURSE, AS YOU KNOW, JOHN, JOHN TORRES STEPPED INTO THE ROLE, THE END OF MARCH OR CONTROLLER.

SO THEY ARE MAKING SOME ORGANIZATIONAL CHANGES AND JULIO IS REALLY DOING A GREAT JOB, UH, ASSUMING THOSE RESPONSIBILITIES AND, UH, DOING A REORG OF THE, WE'RE IN VERY GOOD POSITION GOING FORWARD WHEN WE LOOK AT OUR, UH, DIFFERENT PROGRAMS. AS YOU WILL SEE ON THE CPR, UH, AGING HAS DONE A GREAT JOB.

DID ANOTHER MONTH OF MEETING EVERY SINGLE PERFORMANCE, AND ALAMO JUST MISSED SERVICES.

SO THEY'RE CONTINUING TO DO VERY GOOD.

AND I HAVE TO BRAG ON OUR OMBUDSMAN PROGRAM PROGRAM, BOTH THE ALAMO, THEY REALLY DO LEAD THE WAY, UH, IN THE STATE IN THEIR PROVISION OF SERVICES AND IN THEIR ABILITY TO RECRUIT THE VOLUNTEERER OMBUDSMAN.

UH, BECAUSE ALAMO

HAS 29 AND BEAR 34, UH, VOLUNTEERS, UH, THEIR CONTRACTUAL GOAL, YOU KNOW, SIX MONTHS IN IS 24.

SO THEY DO A GREAT JOB AND, UH, THEY REALLY ARE THAT MODEL.

I WILL ALSO LET YOU ALL KNOW THAT WE ARE HOSTING THE LAST WEEK OF JUNE, UH, THE STATEWIDE ALAMO AGING, I MEAN TEXAS AGING CONFERENCE.

UH, WE HAVE GOT, UH, TWO DAYS OF WONDERFUL PRESENTATIONS.

I WE'RE VERY FORTUNATE HERE THAT WE HAVE UT HEALTH WITH SOME OF THE TREMENDOUS RE HER FOR BOTH AGING AND YEAH, WITH THEIR INSTITUTE.

SO WE LOOK FORWARD TO, TO PROFILE AND HIGHLIGHT SOME OF THE RE UH, RESEARCH THAT THEY ARE DOING.

UM, ART IS CONTINUING TO COORDINATE WITH, UH, NEW BONKS ON THEIR PLANS FOR THEIR TRANSIT, UH, ARE IN OCTOBER.

AND WE WILL SEE AS FORWARD AND, UH, HAVE TO BRAG VETERANS COMMISSION AWARD $300,000 FOR SERVICES IN THE BIENNIAL FOR RIDES FOR VETS.

YEAH, WE WERE, WE SELF-FUNDING THAT LAST YEAR.

AND SO WE HAVE RECEIVED THAT AWARD AGAIN.

SO WE ARE MOVING FORWARD WITH THAT.

UM, ON I D D, UH, THEY DID A SUPER JOB.

MAY REMEMBER EVERY YEAR WE HAVE, UM, THEY'RE MONITORING VISITS AND EVEN DURING THE CHALLENGES OF COKE DID VERY WELL.

AND WE JUST GOT OUR REPORT BACK A FEW WEEKS AGO AND THEY HAVE MULTIPLE PROGRAMS THAT FOURS RANGE FROM ALMOST 90%, 89.93% TO OVER 99%.

SO TREMENDOUS, UH, POSITIVE RESULTS OF THAT MONITORING REPORT.

SO I'M VERY, VERY PROUD OF THEM.

AND THIS WAS DESPITE ALL THE STATUED OVER THAT WE HAVE SEEN, UH, IN THAT DEPARTMENT.

I, I HATE TO THINK WHERE WE WOULD BE HAD WE NOT HAD THE RETENTION BONUSES THAT WERE AVAILABLE.

UH, BUT YOU KNOW, WE HAVE SO MANY YOUNG CASE MANAGERS THERE AND 50 CENTS MORE AND THEY'RE GONE.

SO WE DID A GREAT JOB WITH THE SERVICE PROVISION, DESPITE HAVING A LOT OF CHALLENGES AND NATURAL RESOURCE STILL WORKING, COLLECT, UH, SCHOOL BUS FLEET AND INFORMATION FROM THE 40 INDEPENDENT SCHOOL DISTRICTS ACROSS THE REGION.

THEY'RE PARTNERING WITH ALAMO NPO, UH, TO COLLECT THE DATA TO HELP IMPROVE THE MISSION INPUTS ON ALL THE MODELING TO REALLY, UH, REFLECT THE ACTUAL SITUATION AS OPPOSED TO THE, UM, MODELING INPUTS.

UH, THEY'RE DOING A VERY STRONG PUSH THE NEXT SEVERAL WEEKS.

SO IF YOU HAVE A GOOD RELATIONSHIP WITH YOUR SCHOOL DISTRICT, PLEASE LET LYLE KNOW SO WE CAN GET THEIR DATE UP.

UH, WE ARE HAVING AN EMERGENCY PLAN PLANNING STAFF.

WE WILL BE INVITING YOUR EMERGENCY PLANNING STAFF STAFF TO A ROUNDTABLE ON JULY.

SO A COUPLE OF MONTHS OUT HOW TO INCORPORATE ENERGY RESILIENCE MEASURES INTO HAZARD MITIGATION PLANS.

THE, EXCUSE ME, EXCUSE TO ADVANCED RESEARCH CENTER IS GOING TO SPEAK ABOUT ENERGY RESILIENCE SOLUTIONS AND I HAVE TO EXPRESS OUR APPRECIATION TO BEAR MET 9 1 1 CUZ THEIR HOSTING THIS EVENT.

MORE INFORMATION WILL BE COMING OUT.

WE HAVE A SERIES OF WORK WORKSHOPS THAT ARE BEING HELD AND THIS INFORMATION WILL BE SHARED WITH ALL OF Y'ALL'S ADMINISTRATIVE STAFF.

UH, WE HELD A VERY SUCCESSFUL ILLEGAL DUMPING WORKSHOP, UH, LAST WEEK AND WE, IT WAS VERY WELL ATTENDED.

WE HAD A LOT OF NEW FOLKS ATTENDING, WHICH WAS REALLY GOOD AND WE APPRECIATE THE PARTNERING WITH TCQ ON THAT WORKSHOP.

AND, UH, ALSO, UH, THE CODE COMPLIANCE OFFICERS COULD GET, UH, CREDIT FOR IT.

WE ARE HAVING THE LEGIS, THIS SLATE UPDATE ON JUNE 9TH, 16TH.

FINGERS CROSSED THAT THEY'RE REALLY OUT FOR GOOD BY THEN.

BUT JUNE 16TH, ELECTED OFFICIALS WORKSHOP FOR NEWLY ELECTED OFFICIALS ISB FRIDAY, JUNE 23RD.

THE PLANNING AND Z ZONE ONLY WORKSHOP WILL BE AUGUST 4TH.

AND THEN IN THE FALL, NOVEMBER 2ND, WE'RE GONNA HAVE A BROWNFIELD WORKSHOP WITH EPA.

UH, IF WE MOVE ON TO THE MILITARY VETERANS BEARS, WE'VE TOTALLY TRANSITIONED, UH, FROM THE TEXAS VETERANS THAT WORK TO THE ALAMO VETERANS AT WORK AND OUR OUTREACH ACTIVITY PUT TO UP OR VERY CONTINUING TO EXCEED ALL THE GOALS OF UNDUPLICATED VETERANS.

AND AS I MENTIONED VERY BRIEFLY, IT'S EVEN BETTER THAN WHAT I MENTIONED.

I THOUGHT IT WAS 570.

WE'RE NOW SERVING 5 88 CLIENTS IN OUR VETERANS CARE.

THAT IS SUCH AN OUTSTANDING PROGRAM THAT REALLY ALLOWS VETERANS TO AGE IN PLACE AND NOT GO TO SKILLED NURSING OR ASSISTED LIVING.

SO OUR STAFF, I HAVE TO REALLY THANK WILL AND JULIE FOR THEIR LEADERSHIP IN MANAGING THOSE PROGRAMS

CUZ THEY'RE DOING IT SUPER.

UM, WEATHERIZATION ALSO VETERANS COMMISSION GRANT, THEY HAVE PREVIOUSLY BEEN RECEIVING $300,000 ALSO FOR THE INCREASE OF 500,000, UH, WHICH WILL ALLOW SERVE A MINIMUM OF 20, UH, VETERAN HOUSEHOLDS WITH HOME MODIFICATIONS.

SO THEY'RE CONTINUING THEIR OUTREACH FOR THAT PROGRAM ON THE BUILDING.

CLEON, HOPE THAT AS YOU DROVE UP LANDSCAPING, I HAVE BEN CLIFF.

HE'S BEEN WORKING VERY HARD WITH OUR LANDSCAPE FOLKS TO, UH, REALLY COVER UP.

AND WE'RE GRATEFUL THAT WE HAVE PLANTS ARE GETTING ESTABLISHED HERE.

WE'RE VERY COGNIZANT OF SELECTING PLANTS THAT LIVE AND DROUGHT.

SO, UH, WE'RE HOPE THAT ONCE THEY GET ESTABLISHED, WE'LL BE MAKING, BUT IT'S, IT'S COMING RIGHT ALONG AND I THINK, UH, YOU'LL JOIN US IN, IN SEEING HOW MUCH BETTER THE PLACE LOOKS.

UH, WE ALSO HAVE THE REMODELING OF SUITE 300 IS COMPLETE.

OUR TENANT HAS, UH, OCCUPIED THAT SPACE.

AND WHENEVER THE ELEVATOR DOORS OPEN THE THIRD FLOOR, EVERYBODY GOES, OH, PRETTY DOORS.

THEY HAVE BEAUTIFUL NEW DOUBLE DOORS.

UH, IT IS DOING VERY WELL AND 45 IS ALMOST COMPLETE, AND LI TENANT WILL TAKE OCCUPANTS AS SOON AS IT'S READY.

AND YOU HAVE AN AGENDA TODAY THAT CLIFF WILL TALK TO YOU ABOUT FOR THE, THE REMAINING SPACE IN THE PLAZA.

UH, WE ALSO ARE FINISHING OUT ONE ADDITIONAL 8 2 50.

AND, UH, OUR LEASING AGENT ASSURES US THAT SPACE WILL GO VERY QUICKLY ONCE THAT WE'RE JUST PAINTING IT ONCE IT'S FRESHENED UP.

UM, AND MR. CHAIRMAN, THAT COMPLETES MY REPORT AND I'LL BE WILLING TO QUESTIONS.

OF COURSE, WE OCCUPY THIS BUILDING, WE OWN IT, BUT OUR END OF THIS PROPERTY, WE ALSO HAVE 29,000, I BELIEVE IT'S 29,200 SQUARE FOOT, UH, STRIP CENTER.

AND THERE'S CURRENTLY ABOUT ABOUT 9,000 SQUARE FEET REMAINING.

THAT IS UNLEASED.

AND SO THIS LEASE WITH BE COUNTY WOULD TAKE UP 7,000, UH, 767 SQUARE FEET.

AND THAT IS, UH, WOULD BASICALLY BRING THE BUILDING TO ABOUT A 96% OCCUPANCY WITH I THINK THREE QUALITY TENANTS.

FAIR COUNTY ABC, WHICH IS AC ACTUALLY BEHAVIOR CENTERS THAT DOES, UH, UH, BEHAVIORAL, UH, SUPPORT FOR AUTISTIC, AUTISTIC CHILDREN.

AND THEN WE OCCUPY THE REMAINING 12,000 FEET, WHICH IS OUR PROCUREMENT, WEATHERIZATION AND ART OFFICES.

AND SO THIS BUILT, THIS, UM, SPACE HAS BEEN VACANT FOR MANY YEARS.

A PORTION OF IT HAS BEEN VACANT ABOUT A YEAR AND A HALF.

UH, ANOTHER THREE OR 4,000 HAS BEEN VACANT FOR AS LONG AS ANYBODY CAN REMEMBER.

IT'S IN SUBSTANTIAL NEED OF REPAIR AND UPGRADING.

IT'S BASICALLY A SHELL.

UH, AND SO THERE IS A SIGNIFICANT PROPOSED LEASE.

IT'S FOR A SEVEN YEAR, FIVE YEAR OPTION IS I COURSE THAT'S A, YOU KNOW, HIGH QUALITY TENANT AND A GREAT PARTNER TO HAVE SOME DAYS WELL, AND, UH, IT WOULD BE OCCUPIED.

AND SO I HAD, I HAD TO PRACTICE REMEMBERING EVERYTHING ON THAT.

IT'S APPROXIMATELY WHEN IN DOING THE INITIAL ESTIMATE, IT'S ABOUT 700 HUNDRED AND $50,000 TO BUILD OUT THAT SPACE, ROUGHLY A HUNDRED DOLLARS A FOOT.

AND OF COURSE WE HAVE, WE'VE TAKEN SEVERAL NOTES AND SEVERAL, UH, CONTRACTORS A BID ON IT.

AND THAT'S THE MIDDLE BIT.

COULD BE A LITTLE HIGHER, COULD BE A LOWER, DEPENDING ON, UH, ONCE WE ISSUE THE RFPS FOR THE CONSTRUCTION, WE'RE ESTIMATING A HUNDRED DOLLARS TENANT IMPROVEMENT.

THE GOOD PART OF THAT, THE GOOD PART OF BEAR COUNTY IS WILLING TO ASSUME $50 A FOOT OF THAT OR ANYTHING ABOVE $50, UH, FOR THAT BUILDOUT AND AMORTIZE IT OVER THE COURSE OF THE LEASE.

AND SO UNDER OUR PROPOSAL, UH, WE WOULD RECOVER THAT PORTION OF, AND ALL OF OUR EXPENSES, 59 MONTHS.

I NEED TO MAKE A CORRECTION THAT'S IN YOUR MEMO AT 55 AS THERE TYPO.

IT'S 59 MONTHS IS OUR BREAK EVEN POINT AFTER THAT.

WE'RE, UM, WE'RE MAKING PROFIT AND AT, AT BASED ON OUR LEASE ANALYSIS ANALYSIS.

THIS IS A FULL SERVICE LEASE, SO ASSUME ALL THE COST OF THE, OF THE CAM AND THE, AND MAINTENANCE AND THE UPKEEP OF THE BUILDING DURING THAT TERM.

BUT OUR ANALYSIS SHOWS BASICALLY A 9.69% RETURN ON OUR INVESTMENT.

SO IN THIS LEASING CLIMATE, UH, WE THINK WE NEED A GOOD RETURN.

WE'RE GETTING A GOOD TENANT, WE'RE GONNA HAVE A HIGH QUALITY, UH, BUILDING, UH, THAT WILL INCREASE DRAMATICALLY IN VALUE ONCE IT'S FULLY LEASED.

OF COURSE WITH, WITH, AS I KEEP STRESSING QUALITY TENANTS, BUT ALSO, UH, QUALITY FINISH OUT.

AND SO IT BECOMES A GREAT ASSET FOR, FOR ACOG.

UM, WITH THAT, I THINK THAT'S BASICALLY THE NUTS, UH, NUTS AND BOLTS OF THE PROJECT.

I MEAN OF THE PROPOSAL.

IT'S A VERY SHORTLY COUNTY'S LEASE, UH, WITH SOME SLIGHT MODIFICATIONS AND IT'S ABOUT A 10 OR 12 PAGE LEASE COMPARED TO OUR NORMAL 90 PAGE LEASE.

SO, UH, IT'S PRETTY SIMPLE.

IT'S A GOOD, IT'S A GOOD, UH, IT'S A GOOD, UH, DEAL FOR BOTH OF US WE BELIEVE IN.

SO WE RECOMMEND APPROVAL.

THE MONEY FOLLOWS PERSON FUNDING.

THIS AWARD IS CONTINUATION AND WILL ALLOW ACO TO MAINTAIN AN ELECTRONIC TABLET PROGRAM TO PROVIDE JOB COACHING IN THE WORKPLACE TO PERSONS WITH INTELLECTUAL AND DEVELOPMENTAL DISABILITIES.
